Godrej Properties is on fire when it comes to buying land! In just one quarter (April-June), the company grabbed five new land parcels in hot cities like Mumbai, Pune, Bengaluru, and Panipat. These lands will be used to build housing projects that together can earn a whopping ₹11,400 crore. Pirojsha Godrej, Executive Chairperson, told PTI, "We are quite active on the land front. I think anytime there is a good opportunity, of course, we want to pursue it." With a very strong balance sheet, thanks to steady cash flow and funds raised through Qualified Institutional Placement (QIP) in December last year, Godrej Properties is ready to pounce on more opportunities. Pirojsha said, "I think good thing is, with the QIP we did in December last year, company's balance sheet is very, very strong. So if there are good opportunities, we will go after them." The company is targeting a massive ₹20,000 crore worth of new projects by the second or third quarter of the 2025-26 fiscal year. For group housing projects, Godrej Properties focuses on Delhi-NCR, Mumbai Metropolitan Region, Pune, Bengaluru, and Hyderabad. But they also eye tier II cities for residential plot development. On the sales front, Godrej Properties is cruising ahead, set to hit or even beat its sales bookings target of ₹32,500 crore this fiscal. Earlier, in 2024-25, their sales bookings rose by a stunning 31%, reaching a record ₹29,444 crore compared to ₹22,527 crore the year before. Though the first quarter of this fiscal saw an 18% drop in sales bookings to ₹7,082 crore, Pirojsha explained this was due to a high comparison base and a slight delay in launching some projects. Still, having been India's biggest real estate firm in sales bookings for the last two years, Godrej Properties is eyeing to hold onto this crown for a third straight year if they meet that ₹32,500 crore target. Financially, the company showed strength with a 15% jump in consolidated net profit for Q1, from ₹518.8 crore last year to ₹598.40 crore this year. However, total income slipped slightly to ₹1,620.34 crore from ₹1,699.48 crore during the same period. Last year, Godrej Properties posted a net profit of ₹1,389.23 crore on total income of ₹6,967.05 crore. Clearly, Godrej Properties is not just building homes; it’s building dreams backed by strong money power and a sharp land-buying strategy. With ambitious targets and booming housing demand, this real estate giant is set to keep shining bright!
