THANE: Maharashtra is shaking up its housing game! The state’s housing department has cooked up a spicy new rule for redevelopment projects. Now, all developers must pay three years’ rent upfront before they get the green light to start their work. This bold move comes straight from Deputy Chief Minister Eknath Shinde to stop projects from getting stuck and to save residents from being thrown out with no money in hand. "Some builders take on redevelopment projects, vacate residents from flats, fail to pay rent or delay construction, sometimes even trading rights with other developers, which leads to stalled projects and inconvenience for residents," Shinde said during the lottery event for over 5,000 Mhada flats in Thane’s Konkan region. This problem has been a headache for many. Developers start the project, ask residents to leave, but then delay or stop work. Residents suffer without rent or a new home. So, the new policy demands that builders put down rent for three years in advance. Plus, their ability to finish the project will be checked carefully before any approval. Shinde is confident Maharashtra can turn things around. The state is teaming up with cash-rich government agencies known to finish projects on time. With combined efforts from these agencies and private builders, they aim to rake in a whopping Rs 50 lakh crore over five years and deliver 35 lakh homes across Maharashtra. But that’s not all! Shinde, who also heads the housing department, revealed exciting plans to make Maharashtra a pioneer in senior citizen housing – maybe the first state to prioritize this group. There’s also a focus on affordable homes for working women, mill workers, and rental homes for migrant workers, whose wallets often don’t match big city rents. With this strong policy and fresh investments, Maharashtra hopes to kickstart stopped projects and give a big boost to housing for all its people. The days of waiting endlessly for new homes might just be over!
