Get ready for the latest buzz from India’s property market! Housing sales across the top eight cities in India showed a small but welcome rise in the July-September quarter. According to Housing.com’s newest report, buyers snapped up 96,827 housing units between July and September this year, edging past last year’s 96,544. That’s a clear sign of strong demand still powering the market. But that’s not all — new housing launches also picked up steam. Housing.com reported 94,419 new units launched in these hot residential markets, beating last year’s 91,863. More houses, more choices! However, it’s not all sunshine and roses for every buyer. Praveen Sharma, CEO of REA India, spills the beans: “The price rally over the past half-decade has dampened sales in the affordable housing segment, a category vital for the sector's long-term sustainability and growth.” Schools of thought agree: While buyers for premium and high-end homes remain confident and brisk, affordable housing supply has lagged despite steady demand. He adds, “A two-pronged approach is essential; firstly, developers should be encouraged to boost supply in the affordable housing segment, and secondly, affordability for end-users must be improved.” Wise words for the future! Looking at the city-wise numbers, the Indian real estate map shows some surprises. Ahmedabad's housing sales dipped 11% to 8,297 units, while Bengaluru enjoyed a strong 23% surge to 13,688 homes. Chennai took the lead with an eye-popping 51% jump to 5,389 units. On the flip side, Delhi-NCR’s sales slid 14% to 8,668 units, and Mumbai’s massive region saw a 4% fall to 28,690 units. Hyderabad grew steadily with a 5% rise to 12,138 homes. Kolkata dazzled with a 43% increase to 4,007 units, whereas Pune dropped 11% to 15,950 units. These ups and downs paint a picture of a dynamic market responding to local demands and pricing pressures. Bottom line: India’s housing market is alive and buzzing, with premium homes shining bright but affordable homes calling for more focus. Developers and policy-makers, take note!
