Vizianagaram’s real estate sector grew fast in 2025. This growth came as construction began on the international airport at Bhogapuram and the Visakhapatnam-Raipur national highway passing through the Fort City. Vizianagaram is close to Visakhapatnam, where big companies like Google, Infosys, and Cognizant are setting up new projects. The IT Special Economic Zone at Madhurawada in Visakhapatnam is only 40 km away. K.S.C. Bose, State vice-president of the Confederation of Real Estate Developers Association of India and MD of Pride Developers, said, "Government focus on improving infrastructure between Visakhapatnam and Vizianagaram is one of the main reasons for the realty sector’s growth in and around the Fort City." Techies who cannot afford Visakhapatnam’s high property costs are choosing Vizianagaram for its lower prices. Land costs over ₹30,000 to ₹40,000 per square yard near Visakhapatnam outskirts, while it costs only ₹10,000 to ₹15,000 in Vizianagaram gated communities. Apartment prices in Visakhapatnam range from ₹4000 to ₹7000 per square foot, compared to ₹3000 to ₹4000 in Vizianagaram. Villas in Vizianagaram cost around ₹70 lakh. M. Madhan Babu, Managing Director of Madhan Group, said demand has risen sharply in six months. He added, "We developed a new gated community at Gunkalam on the Visakhapatnam-Raipur highway. Surprisingly, most buyers are from Visakhapatnam. Civic infrastructure like colleges, hospitals and multiplex theatres made them buy properties in Vizianagaram. We think Vizianagaram will become another Shamshabad with developments such as the airport and the highway." Sivva Narayana Rao, Managing Director of Sivva’s Constructions, said many customers want to buy here because of the lower cost of living. He confirmed prices are about ₹2500 to ₹4000 per square foot in Vizianagaram.
