Secunderabad Cantonment Board hikes property tax by up to 300%, residents protest

Property owners in Secunderabad Cantonment are in distress after the Secunderabad Cantonment Board (SCB) issued notices of a huge property tax increase. The tax revision is set to start from April 1, 2025, for the financial year 2025-26. Several property owners received hikes between 100% and over 300%. The Rajiv Rahadari Property Owners’ Joint Action Committee (JAC) called the hike “arbitrary and unjustified.” Many residents were shocked and worried about finances.
The SCB reassessed the annual ratable value of properties, causing the tax rise. The notice, signed by the SCB Chief Executive Officer, said it was done under Section 80 of the Cantonments Act 2006.
For example, Mahavir Prasad's property tax in Kakaguda rose from ₹17,226 to ₹54,420. P. Padmanabha Reddy's property in Vasavi Colony saw a jump from ₹36,288 to ₹86,184.
Residents have 30 days to file written objections against the revised tax, stating the reasons clearly.
On January 17, 2026, the Rajiv Rahadari JAC met Malkajgiri MP Eatala Rajender to seek help. Their representation mentioned the Telangana government’s road widening and proposed elevated corridor on SH-1. Many properties on main roads are vacant, tenants are leaving, and rents have dropped due to project uncertainty.
The JAC said that raising heavy taxes now is "not only arbitrary but also inhumane." They asked to keep the current tax rates until the road projects finish and clarity is given to affected owners.
SCB Chief Executive Officer Arvind Kumar Dwivedi did not respond to calls or messages by the report’s deadline.
