Worli, once an ordinary industrial area in central Mumbai, has risen to become a hotspot for ultra-luxury homes. It now accounts for 40% of all apartment sales priced above ₹40 crore across India in the last two years. The total value of these deals has crossed ₹5,500 crore. According to a report by the ANAROCK Group and 360 One Wealth, "Worli in the Mumbai Metropolitan Region has officially crossed the threshold from aspirational luxury destination to India’s undisputed ultra-high-net-worth residential fortress." In the past three years, two duplex homes in Worli sold for more than ₹700 crore. More than 20 apartments individually priced above ₹100 crore were also sold. Prices for premium apartments range from ₹65,000 to over ₹1,00,000 per square foot, matching New York's Lower Manhattan rates. Anuj Puri, Chairman of ANAROCK Group, stated, "40% of India’s entire ultra-luxury apartment market is now Worli. That singular statistic captures the micro-market’s unprecedented dominance. Across the entire country – from Bengaluru’s sprawling tech corridors to Delhi’s power pockets – Worli accounts for nearly half of all transactions exceeding ₹40 crore." These sales include smaller flats under 1,000 square feet selling for about ₹8 crore, while ultra-premium residences spread over 4,000 square feet fetch prices above ₹32 crore. This growth is thanks to two decades of development turning Worli into a curated lifestyle zone. Currently, nearly 4-5 million square feet of premium residential and retail spaces are under construction. Infrastructure investments totaling over ₹69,000 crore, including the Bandra-Worli Sea Link and Mumbai Coastal Road, have significantly boosted prices. Since 2023, land transactions worth ₹7,600 crore have closed around Worli, with project revenue potential exceeding ₹36,000 crore. Residential projects under construction alone are valued between ₹19,000 and ₹21,000 crore. Looking ahead, around 40 acres of real estate projects by top Indian developers are planned. These could generate tens of thousands of crores in future sales, securing Worli's place as India’s ultra-luxury property stronghold.
